Introducing The Goodwin—Renewal Housing Associates and Tom Watson & Co. Launch Innovative Homeownership Development in Portland’s Parkside Neighborhood

 
 

Portland, Maine – Renewal Housing Associates LLC (“Renewal”) announced today that it is taking reservations for its latest workforce homeownership development on the Portland peninsula, The Goodwin. The project features 23 one and two-bedroom condominiums priced to meet the needs of middle-income Portland households. The units are designed to appeal to a diverse group of buyers – including, first time homeowners, young professionals, empty nesters and retirees – who value beautiful, efficient design, urban living and, above all, affordability.

Based on median income data for the Portland metro area, a typical one or two-person household can afford a home priced between $200,000 and $400,000. In 2019, the average sales price for a condominium on the Portland peninsula was $444,000. This summer, the average price of a condominium listed for sale in downtown Portland is well over $750,000.

At The Goodwin, all of the condominiums are priced to serve the local first-time homebuyer and middle-income markets. Units range from $200,000 to the high $300,000s. Renewal is able to achieve these attractive price points through smart design principals and creative financial support from the project partners, Watson & Co, Gorham Savings Bank, Genesis Community Loan Fund, Maine Housing and the City of Portland.

Coupled with moderate pricing, The Goodwin delivers the amenities homebuyers expect in new construction development. The average unit size is more than 665 square feet. Eights units are 755 square feet and include a porch, as well as extra flex space that can be used as a home office, den or guest room. All units feature air-conditioning, hardwood floors, quartz countertops, stainless steel appliances, in-unit washer/dryer and generous storage. Tall ceilings and oversized windows help create airy, light-filled spaces designed in a modern aesthetic.

In addition to affordability, the development team has made a major commitment to sustainability; The Goodwin exceeds Portland’s Green Building Code. The development also includes a secure bike storage room to support car-free homeownership.

The Goodwin is located at 104 Grant Street in the Parkside neighborhood. The project is named for William A. Goodwin, a former Portland Civil Engineer, who in 1879 prepared the initial design for Deering Oaks, located a short walk from the property.




The Goodwin is Renewal’s third workforce homeownership development in Portland. Its first two projects, Onejoy and West Port Lofts, are located in the West End neighborhood. Tom Watson & Co is a Portland-based multifamily housing developer and owner, with strong ties to Parkside. The site of The Goodwin is the former office of Port Property Management, Mr. Watson’s apartment management company.
